Characteristics
The multifunctional business center is situated along the bustling M60 federal highway (Makovskogo Street) in the Sedanka district, a suburban area of Vladivostok. The building’s plan geometry is dictated by the site’s irregular, elongated configuration, as well as its functional program. The ground levels are designed with spatial permeability to accommodate several drive-thru cafes—a popular amenity along suburban highways. Embedded into a challenging topography with a two-story elevation differential, the structure seamlessly integrates multiple vehicular through-passages.
The morphology of the volume emerges organically from the landscape, continuing the primary trajectory of the terrain and the adjacent roadway. The upper section of the building is articulated into distinct blocks designed to accommodate flexible usage scenarios.
The building is primarily experienced in motion, viewed from the highway at high speeds. This dynamic became the defining design driver for the highway-facing elevation. It features fluid contours and is rendered in a dark, muted color palette. Two-tone vertical louvers create an optical illusion of movement, allowing the structure to visually "dissolve" into its surrounding space. Conversely, the rear elevation—which houses the main entrances—adopts a flatter, more planar treatment with pedestrian-scaled articulations.
The project scope also includes interior design of entrance halls and public areas.
